Rates are current as of March 2026 and based on official tariffs for Sofia. Acquisition tax (3%), notary fees, registration fees — everything is according to current regulations. Rates may vary for other municipalities.

Most buyers forget about renovation. On average, renovating a 70 m² apartment costs €10,000–20,000 (BGN 20,000–38,000). We include it because it's a real expense you need to plan for.

The stress test shows what happens to your budget if you lose your job, if your partner loses their job, or if you both take a 30% cut. This way you know whether you can withstand a crisis situation.

The calculator is configured for Sofia (acquisition tax 3%), but most calculations are valid for the whole country. For smaller municipalities, the tax may be 2-2.5%.
